Property Options

Massland is Australia number one authority on using options to secure and maximise development sites. A Property Option is commonly used in the development industry to secure property with vendors, then working with councils to procure a development approval to maximise the site. This means Massland can pay the vendor a premium for the site.

An option is very similar to a lay-by. It involves reserving a property and having the vendor agree to sell the property under an option, above the market price. The developer pays a small option fee in order to secure the land.

Generally Massland has 24 months under the Option agreement to secure a development approval.

Options are popular with vendors because they receive an above market price for their property and does not have to move for 24 months.

Massland uses that time, to improve the value of the land, which is the profit it shares with the vendor. Once the development approval has been granted, construction can commence.

Common concerns are:

"What if the builder goes broke?"

Massland has heard this before and have put protection methods in place to make sure we are not affected in any way.

We will not pay a builder in advance. Only when a certificate is received from a licensed quantity surveyor stating how much work has been done - does the builder receive payment.

"What if Massland Doesn't Complete the Transaction?"

In ten years, Massland has never missed a development approval. We work within the council guidelines and collaborate with them, to ensure we maximise the site according to the town plan.

If for some reason Massland does not complete the transaction, the vendor is actually better off. The option is dissolved and the property reverts back into the owner and because the Development Approval is in your name and it has already increased the value of your property.
